Boniface and Kamwe were at the local Kafunda drinking "ajono" (local brew) when they started talking about Bonny's shops that he is constructing. Kamwe wanted a shop for his wife and paid 250k cash to book the corner shop.

WHAT IS A TENANCY AGREEMENT?
An agreement is a mutual understanding between people. When we combine both words, tenancy agreement, is a mutual understanding between the person using a house or building(tenant) and the owner of the house or building(landlord) or someone acting on behalf of the landlord usually known as the caretaker.

This agreement is made when the parties agree. Before this agreement is made, the potential tenant is supposed to give a form of identification. This can be a national ID, passport, driving permit, or student ID. A tenancy agreement can be made in different ways;
1. It can be by word of mouth - Two people have a conversation, their usual “kaboozi”, and they agree. However, the law says that if the agreement is for more than 500,000 UGX, the agreement must be written down otherwise, it will be useless. It will be treated like it never happened.
2. A written agreement - This has to include what rights and duties the landlord and tenant each has.
3. There are cases where no conversation is hard and no written agreement but someone is living in the house (tenant) and paying a given amount of money to the owner (landlord) who accepts it. In this case, there is an implied agreement.
4. With technology, a lot has changed and agreements can also be made via WhatsApp, and email, among others. This is no different for tenancy agreements.
5. A written agreement - This includes the rights and duties the landlord and tenant has.
