Fake Banking Rewards Apps Targeting Android Users with Info-stealing Malware.

An SMS-based phishing campaign is targeting customers of Indian banks with information-stealing malware that masquerades as a rewards application. The Microsoft 365 Defender Research Team said that the messages contain links that redirect users to a sketchy website that triggers the download of the fake banking rewards app for ICICI Bank. "The malware's RAT capabilities allow the attacker to intercept important device notifications such as incoming messages, an apparent effort to catch two-factor authentication (2FA) messages often used by banking and financial institutions," researchers Shivang Desai, Abhishek Pustakala, and Harshita Tripathi  said . Additionally, the malware is equipped with the ability to steal SMSes, potentially enabling the attacker to swipe 2FA codes sent as text messages and gain unauthorized access to victim accounts. Like other social engineering attacks, familiar brand logos and names are used in the smishing message as well as the rogue app i...

MY LANDLORD USES MY ELECTRICITY FOR WELDING AND MY WATER FOR WASHING CLOTHES.

Matayo’s landlord comes to his water tank for water every Saturday when they have clothes to wash. On different occasions, he has caught the welder connecting to his meter box, trying to work on doors and windows for the landlord. This is annoying Matayo, and he wants to know if the landlord can do whatever he wants because ‘the houses are his’  WHAT DOES THE LAW SAY? Every tenant is entitled to use their rented house without any sudden or abrupt interruptions from the landlord. This is called the right to quiet enjoyment. It means that a tenant has a right to demand privacy from the landlord and ask them not to touch anything the tenant has paid for. The landlord has no right to cause any annoyance to a tenant who has paid their rent. When we talk about annoyance, we mean any act that makes either a tenant uncomfortable about the use of a house, property or rental premise. If you have or know of an organisation or group working to reduce barriers facing access to justice i...

WHO PROTECTS TENANTS FROM 'BAFERE' LANDLORDS ?.

Yesterday, we told you about the legal requirement to prove who you are to your landlord before taking up a house as a tenant.  With all the 'bafere' who wear Kanzu and pretend to be landlords to steal your money, do you think it is fair only to ask the tenant to share proof of who they are and not the landlords?  While we wait for the law to catch up, here are a few tips for surviving these 'bafere'. Never carry money when you check out a rental you want. 2.      2. Ask for proof of who the landlord is. It may not be a legal requirement, but it is your money, so don't be a 'fool'. (a fool and their money are soon parted) 3. Ask the other tenants how and to who they pay their rent. Come back later and check with the tenants if they know the people claiming to own the houses you want to rent.  4. Move with a friend or someone, so you can get their thoughts and avoid being 'ambushed'. 5. Insist on paying on an account, so you have a way to trac...

IF I RESIDE IN A UNIVERSITY HALL, AM I A TENANT ?.

According to the law, the Landlord and Tenant act of 2022 does not apply to certain arrangements like residence at an institution, whether private or public, where the residence is merely part of detention or to the provision of medical, religious, education or recreational services.  Simply put, if you are accessing any of the above-mentioned services, you aren't a tenant; therefore, your relationship with such institutions isn't governed by the Landlord and Tenancy Act. Another example is where one books a room in a hotel. Such a person does not become a tenant simply because they are paying money for accommodation at the hotel. WHAT IS A TENANCY AGREEMENT AND HOW IS IT MADE ?.

Boniface and Kamwe were at the local Kafunda drinking "ajono" (local brew) when they started talking about Bonny's shops that he is constructing. Kamwe wanted a shop for his wife and paid 250k cash to book the corner shop. Fast forward, Bonny is denying Kamwe a shop, saying that he should prove that he paid. He (Bonny) really DENIED his friend, but thankfully, Bitu, a waitress had witnessed the money-giving silently. This got us thinking... WHAT IS A TENANCY AGREEMENT? An agreement is a mutual understanding between people. When we combine both words, tenancy agreement, is a mutual understanding between the person using a house or building(tenant) and the owner of the house or building(landlord) or someone acting on behalf of the landlord usually known as the caretaker. DOES THE TERM "TENANCY" ONLY REFER TO RENTING HOUSES ?.

Short Answer; No Better answer; A tenancy is the same as saying ‘BUPANGIISA’ and it means the having or taking (control) of land or property as a tenant. This does not make the tenant the owner of the land or property. What this means is that a tenant is not just someone with an apartment or a ‘muzigo’. For example, if Magola rents someone’s land to grow sugarcane, this means that Magola has become a tenant on that land because she is temporarily using someone’s land and is not the owner. The main differentiator is that the tenancy of premises is regulated by the Landlord and Tenant Act while that of land is under the laws governing land. #BarefootLaw  #osutayusuf
